The Miami Bay Towers project presents a unique opportunity to develop a landmark mixed-use complex on Miami's premier waterfront—an exceptional piece of Real Estate in the heart of one of the world's most dynamic and rapidly growing cities. Situated on the largest undeveloped waterfront parcel in the city's urban core, with over 800 feet of direct frontage along Biscayne Bay, the site occupies a strategic position between Miami Beach and Miami International Airport.

Surrounded by cultural landmarks such as Museum Park and the Adrienne Arsht Center, the project aims to transform the surrounding neighborhoods through thoughtful design, urban integration, and a focus on connectivity.

The architectural design features four irregularly shaped towers, with multifunctional podiums that enhance both the visual and functional quality of the space, while harmonizing with the coastal edge and surrounding environment. These towers, conceived as polyhedral volumes, break away from traditional orthogonal forms, creating dynamic geometries that extend façade lengths and optimize view corridors, enhancing views of Downtown Miami. The staggered silhouette emphasizes verticality and reduces perceived mass, creating an articulated ensemble with no “back side,” ensuring 360-degree visibility and contributing to the project's distinctive presence on the skyline.

The towers' design features successive setbacks, ascending to form dynamic, organic shapes that break from traditional orthogonal forms, establishing a unique skyline. This approach enhances natural light and cross-ventilation, essential for a Biscayne Bay project, improving interior comfort and energy efficiency in both residential and hotel units. The towers at the site's extremities act as visual anchors, while the slightly recessed central towers optimize the interaction between urban space and the coastal edge, balancing the needs of urban integration and coastal visibility.

The two podiums anchor the towers and are connected by a bayfront commercial walkway, integrating the development with its surroundings. Podium A supports Towers 1 and 2, offering amenities like a sports bar, spa, parking, and 48 Bay Residences. Podium B houses a residential tower, a mixed-use tower with residences and a hotel, a business center, and fitness facilities. Unit types include Sky Residences, Panoramic Residences, and Bay Residences located within the podiums.

The bayfront level plays a pivotal role in enhancing connectivity with the surrounding environment. A pedestrian walkway along the bayfront links the project to nearby marinas and museums, creating spatial continuity from 14th Street to the bay. Additionally, an existing platform previously supporting a vertical antenna structure will be repurposed into a landscaped pier for recreational use, enhancing the connection between the development and the coastal environment.

Under the highway access viaduct, a pedestrian passage along the shoreline ensures continuous connectivity with the museum district, bridging the gap between cultural landmarks and the development. The promenade integrates the commercial podium areas with terraces designed for dining and recreation, effectively transforming the site into a new urban attraction within Downtown Miami.
