Providence Saint John's Health Center Master Plan Phase 2 Development Santa Monica, CA Providence Saint John’s (PSJ) South Campus Master Plan integrates urban planning principles with community healthcare needs.
The vision for the Master Plan evolved within the framework of a 1998 Development Agreement (DA) between the City of Santa Monica and the Client following the 1994 Northridge Earthquake. Interviews, planning workshops and site visits were conducted to confirm new and expanded programs and future research needs.
Program parameters defined the uses permitted and area limits, setbacks, heights and floor areas for each campus site.
The Master Plan binds closely with the evolving character of the city’s fabric, and promotes extensive community benefits and engagement. It responds to the changing forces driving population health, wellness and outpatient services and ultimately provides facilities for Cancer research, Ambulatory care, Support services, Education and Conference Center, Child & Family Development Center, Visitor and patient housing, and Multi-family housing.
A varied palette of structures and functions derived from mixed-use urban development weaves housing, retail and social services with ambulatory care, medical research, and wellness therapies.
Two principles converge to make this re-conceptualized health center a forerunner for healthcare's future.
To improve access/connectivity for health services and benefit all users, structures/services are zoned around patient and community needs. Bicycle and vehicle parking is integrated in close proximity to all functions.
The reactivated city fabric approach breaks superblock and traditional monolithic health center and engages the vestigial city street grid as an organizing feature and catalyst, infusing attractive public plazas and walking paths throughout the campus, rather than concentrated at entry points far from functional spaces.
The Master Plan for the PSJ medical campus satisfies the constraints of a 16-year-old Development Agreement negotiated with the City of Santa Monica. The Development Agreement was written following devastation caused by the 1994 Northridge Earthquake. The Development Agreement set strict limits for each function allowed to be developed on the site: • Medical research (John Wayne Cancer Institute) • Ambulatory care (outpatient clinics, diagnostic and treatment services) • Child & Family Development Center • Health and Wellness uses, Education and Conference, Related Services • Visitor/patient and Multi-family housing • Parking to satisfy all parking needs on Campus General Information 5.17 Acres: combined area of South Campus sites.
