30 dwellings (collective housing) and a craft activity space - Jasmine Kenniche Le Nouene

Levallois-Perret, France

Located in Boulogne Billancourt, the site is found in a neighborhood of great architectural diversity, where buildings of collective housing coexist. Faced with the strong presence of street alignment, the project offers a sequenced facade to capture various orientations and create a porosity between the street and the heart of the block. The proposal serves as a transition between the different hierarchies and plays the contrast between the urbanity of the street and the intimacy of the garden.

The building is developed in R+5 with a ground floor 4m high which marks the foundation and promotes transparency between the street and the garden. The morphology of the project allows setbacks and the proposed volumetric partition provides diverse views of the street for the benefit of all apartments. The thickness of the building makes it possible to provide a blind wall of a width suitable for the development of housing for the subsequent growth of the city and its densification.

The width of the plot of approximately 36m can accommodate six dwellings per floor divided into two levels. In this way, the floors consist of three dwellings on each level with 1 T4/1 T3/1 T2 to maintain a family mix. Variants with 2 T3/1 T2 are also proposed on the upper floors to allow setbacks and a qualitative urban integration. Configuration changes are possible in time and according to the needs regarding the constructive system that allows for later flexibility. In the projected typologies, links between the different parts of the dwelling are sought. The challenge is to provide a feeling of fluidity. The search for a spatial continuity between the living room, the kitchen and the loggia stretch the communal space.

A storage room is situated on the ground floor facing the street and the garden located on the Esnault Pelterie street. This room is open-plan, bright and can be partitioned if necessary. The common premises (waste, bicycles, strollers) are also placed on the ground floor and accessible from the street and the garden. The building also has 2 basement levels for parking. It consists of three hierarchical bodies on two levels in setback. The different flows are controlled via differentiated and hierarchical common circulations.

To avoid the mass effect, the facades are largely glazed and are made of framework with posts and plinths bringing lightness to the facade. The frame also makes it possible to integrate balconies and terraces while descending loads rationally to the basement. The project in its character echoes the existing environment by suggesting materials, compositions or patterns and layout of the historical heritage of Boulogne. The facade materials were chosen by their unitary character in accordance with the specificity of the street. The proposed contemporary architectural style meets the criteria of urban integration, durability and maintenance necessary for an operation of this nature. The aim is to offer a discreet and elegant architecture, capable of ensuring the necessary transition between the old and the modern fabric of the street. The colors blend harmoniously with the hues of the street. The windowsills are marked by a bush-hammered or translucent glazed finish. The slab noses are treated with a brick bonding inserted into a frame whose trace is perceptible. All these provisions make it possible to create a landscaped block constructed and sequenced.
